VAT liability On House Purchase?

Hi,

Hope I am asking this in the right thread, close to signing contracts on a property but the vendor who is in the construction trade has completed some works on the property it is an old commercial building truned into a residential one, now VAT has to be paid on the materials put into the property to date which is a good few grand, my question who should be responible for these payments if it comes down to the buyer is there way around this?, thanks in advance for any advice.
 
When you were quoted initially by the builder, was it inclusive of VAT?
 
No this has only come to light in the last week and was not made known to me before we aggreed a sale price.
 
I would have thought that the agreed sale price stands, and VAT compliance and liabilities are the vendor's responsibility, unless the sale contract specifies otherwise.
 
Thanks for the reply yes this is my feeling also as I was not made aware of the VAT liability at the start of the process.
