Value of land planning?

Just wondering would anyone know the difference in price in land with planning permission?

4 1/2 acre site, agricultural land. Rural location, Wexford. Unsure what it's worth, possibly E65K
Intend to build a 4 bed bungalow here, around 1,900 sq ft.

Anyone guess the value of the site with full planning for this house? Just wondering.

A lot will depend on demand in the area for the house type permission has been granted for and any restrictions that apply. If local needs apply in the area, that's likely to restrict the value. Are there similar sites on the market? If so they should give you a good indication of the difference in value per acre for developments sites versus agricultural land.
