Use excess Mortgage funds to invest in Commodities?

I have a self-build mortgage approved for €400k. I reckon I'll have to draw down less than that, probably €300k to build my house. I'm tempted to use the additional €100k to invest in both an ISEQ ETF and a Commodities ETF, both of which I feel will deliver good long term returns.

I like a bit of risk, but is it crazy using borrowed money to invest?
