Upgrading - should we sell up or rent this house?

Hi,

We want to move to a bigger house but are wondering whether we should:

• sell up completely or
• rent out our current house and keep it as an investment.

I reckon it would rent out fairly quickly. We're also thinking of adding 2 extra bedrooms in the attic before moving.
In that case, the same question: would the extra added value (hopefully) make it better to sell up, or rent (obviously for a bit more money).

Without any figures it is impossible to tell. What are the values of the properties, expected rental amount, mortgage costs etc.?
