We've gone Sale Agreed on the house we were trying our damnest to get. I think the EA HATES me, but, you know what, I just don't care. :)

Now we're organising a surveyor (thanks for all the advice guys, but at €350,000 I think it's worth paying €300 more, especially as there is quite a slope on the back garden and I wouldn't mind making sure that the drainage is ok).

They're to get back to us with a contents list this week to see if we want to buy anything.

Fingers crossed it works out.

what estate did you go for in the end? Or maybe as its not "Sold" yet you may not like to say.

I think I'll hold off. It was one that I really liked anyhow, even though it's on the road into the estate rather than a cul-de-sac, which was my original preference. It's perfect for us though - small enough that we're not going to be swimming in it, but big enough that we could have a small family there should situations not enable us to move in the future. It also doesn't need a huge amount of work, which I would have been prepared to do, but we wouldn't have the cash flow in the foreseeable future for major work.

I think this is another way to bump up the price nearer to what the vendor originally wanted.
If you buy, say 2k more, then the house cost you 352k.

Was there a contents list at the start of the sale process ?

This happened to me with my house. I was a FTB and didn't know any better, until it dawned on me one day that what I thought was a reduction in price was partially revovered when i bought some of the contents. The contents should really have been part of the sale price.

The EA's will always try and squeeze every last drop of bloo ... er, money from you, disguised as extra contents ....

If I were you I would not buy anything else. Shop around in your own time for contents.

Anyway, best of luck with the house !!! :)

:)

I dunno about that, you usually get the contents for very good value. A suite of furniture alone is 1000+. Depends on the condition of what you are buying but buying them new will be a lot more expensive. See what they offer but dont rule it out.

Congratulations....Hope the tips you got on AAM have help a bit.

As i have been following your progress with great interest for the past 6/8weeks, so i am curious to know now, if your experience, you think that the EA was making up stories along the way ??

Hi Bacchus (and all)

Yes, I do feel some fibs were told. Gut instinct says that the sudden interest at the end was a bit out-of-the-blue. However, from the outset, we said we'd pay €350-€355 for the property if it got into a bidding war. (I never expected it to stay around the €335 guide) We ended up paying €352, so although part of me feels stung, we still got (fingers crossed) the house.

Wrt contents, turns out the blinds/fridge-freezer/oven and hob are all included, so they're not trying to sting us there!

Well done, congrats, make sure the white goods are in working order before you sign, and I don,t mean to burst your bubble , friends of mine were left the cooker and washing machine as a good will gesture, and it turned out the blinking things were crocks.

Best of luck in your new home!
