Unfurnished apartments?

Is there any reason why a landlord should not consider renting an apartment out unfurnished?

It can be harder to get tenants for an unfurnished place. I have a friend who has successfully rented out a house to 2 different sets of tenants unfurnished, in both cases the families had their own furniture so it suited.
I myself rented and only rented furnished accomodation as I did not have my own furniture. I suppose it depends on the tenants.

Having looked at furnished and unfurnished places recently (houses rather than apartments), I found the standard in furnished places was marginally higher (cleaner, brighter) than unfurnished (larger, cheaper).

Eventually I went for a furnished place and left my houseful of furniture behind - it wasn't worth much anyway.

The downside is that I'm paying more for their furniture, most of which would not be my choice and some of which is not great - not comfortable sofas - some dreadful paintings. The upside is that I don't have moving expenses - was able to do it all in my own car and will easily be able to move out.

You won't have the hassle of paying out for worn furniture if you rent unfurnished, but because the vast majority of places are furnished, your going to have fewer people viewing because the system currently dictates that vast majority of tenants aren't going to have furniture. Those who do will want a couple of hundred less for the fact that they bring their own stuff but they may stay longer as they are likely to be more settled and its more hassle for them to shift from place to place.

I remeber being told years ago that there are different legal rights for those tenant who furnish their rental property (apparently gives the tenant much better legal rights and can be harder to get them out if necessary) but I'm not sure. This was many years ago so maybe the laws have changed with PRTB...any legal eagles know?

Not sure if people are answering your question. If you're asking is there any reason why a landlord would refuse to rent out his appartment to you unfurnished, the most likely one is that he already has furniture in the appartment and would have no where else to put it if he had to remove it for you.
