Understanding Pyrites

5 Semi D's in a row. 4 out of 5 had pyrites. The fifth showing no signs whatsoever. Neighbors wont speak about the issue they had because they accepted settlement and all is very hush hush.

Is the 5th property guaranteed to have pyrites?
 
No. It's not guaranteed to have pyrite.

But it's highly likely particularly if all the building materials were sourced from the same quarry.

An engineer has been in to take a look (no connection to original builder/developer) and so far no signs of anything untoward. The property is generally freezing even with the heating on. It was suggested the inevitable drilling begin to take further look and so far has been met with mass amounts of concrete dept on floors (no wonder house was freezing). It was noted that they had never seen so much concrete??? The next few days will tell a tale but would it be possible that this concrete is covering serious problems?
 
I would be very wary of buying a property in an estate were all the other houses have pyrite. This could cost around €60k to fix depending on the size of the house and you would be liable once buying it. It can take up to 10 years even for the symptoms to show in the property.

Unless they pay for the core sample test which will cost a few thousand to do you wont be fully 100% sure. Like the first poster stated its likely they used the same quarry for all the houses so it will have pyrite but might not have enough present to affect the property.
 
Ouch, that is some harsh figures. Excuse my ignorance but how deep does the core drilling need to go?

I am not to sure how deep a core sample needs to go but it will cost roughly 2/2.5k to get this tested by a reputable company.

You can have a look at the pyriteboard of the locations affected on the link below and still waiting to be repaired. If you buy now you wouldn't be eligible for the scheme so would be liable for the full repairs yourself should the property in fact be affected by Pyrite to a level were it needs to be fully repaired.

If you were to buy I would want a core sample tested and certified by them that the property doesn't have Pyrite as a normal surveyor will not be able to spot this unless the pyrite has expanded enough to damage the property.
