UK seller of Irish house: power of attorney issues

Wondering if anyone has any experience buying an Irish property from a UK seller? I went sale agreed on a property in Leitrim last year, sellers are in NI, and are now moving to their third solicitor as their first two solicitors refused to sell the property on the basis of power of attorney. Is this a common issue? Does anyone know of an Irish solicitor that would be willing to do this? My solicitor believes that the Power of Attorney appears to be a UK Power of Attorney which may not have jurisdiction in this country. Is there any way around this? I presume lots of UK residents have sold Irish properties before - any advice welcome!
