UK Property Clubs

Just back from trip to London where I spend a lot of time as my girlfriend is from there.

Having a little experience here I am now thinking about London for investment. Have sourced finance etc so now time to start looking at deals.

On the way home I saw an add for CapitalgrowthUK
I believe it was on the Ryanair mag..

Offering properties at 15-20% below BMV etc you give them 6K and then they get the properties for no money down including fees.

They claim on website that they make up 4% of buy to let market!

Just wondering if anybody has had experience with them or others as I know there are lots of them out there.

Of course the concern is the properties are overvalued and unexperienced investors will not assess rental yields landing themselves with an overvalued underfunded investment etc. There is the usually 2 year rental guarantee

Would really like to hear of anybody who knows of or has personal experience with this company or others like.. Should I not even bother to look them up or are they a viable option?

The only thing I know about Capital Growth UK is what you can read in their website [broken link removed].

I contacted Capital Growth UK by registering to their website severl days ago. They promised to call back within a couple of days. Nobody called me back, so I sent an email to their advertised email contact address: enquiries@capitalgrowthuk.com.

For several days this email address is not working (and is not working now). It is always generating a failure message "Recipient's mailbox is full, message returned to sender."

Searching in Google I fund the email address of a guy working for Capital Growth UK, Max Brittain (max.brittain@capitalgrowthuk.com). I wrote him three working days ago but I did not receive any reply yet.

Before making a phone call and speak with a call center I always prefer to proceed via web and email to verify the level of customer service that a company is able to provide. In this case I have to say that I will think twice before putting my money in the end of someone who is supplying such a poor communication service.

I read a few positive comments about them in some web forum. At the same time it is difficult to fully bealieve positive references, since the company is running a referra scheme and promise the following:

"Please note that we are currently running a generous referral package, where you can be paid cash for every person introduced to Capital Growth UK (who then goe on to purchase a property), with a choice to pick up special properties not advertised for free. To discuss further please call our office number 01784 22 4343"

On this basis you never know if a referral is really genuine. On the other side I also ask myself how Capital Growth UK can offer such an exciting buying opportunity and also paying a "generous referral package" out of the few money you pay them...

I would be happy to read some comments from previous Capital Growth clients.
