My house is Sale Agreed and Contracts just about to be signed my question is I have missed the last two payments i asked my mortgage lender could i cease payment until house sold but they declined. Could this effect my chances of getting a Mortgage in the future as i know it will appear on the ICB report. I have no other loans and will make a profit of
220,000Euro on the sale

If the missed payments are recorded on your ICB records then of course they could affect your chances of getting a loan for five years after the issue has been rectified. Financial institutions draw their own conclusions about credit worthiness/risk from the records stored by the ICB. You can have you records annotated where appropriate to note relevant information about missed payments etc. Are you saying that you came to an arrangement with your lender to defer repayments and they reneged or you simply didn't make the repayments? Have you made good the missed repayments at this stage? If so contact your lender in case they might be amenable to waiving their right (obligation?) to record these on your ICB file.

beg or borrow those two payments from somewhere, otherwise it will be on your file for 5 years...
