Can you please advise me on this matter

I currently have mortgage interest tax relief at source on my current property of €50 per month as I have the property over 7 years. However, I will be renting out this property as I have purchased a new property with my girlfriend who is a first time buyer.

Is it worth my while changing my TRS over to the new property? The price on the new property is €325,000 which will be co-owned.

The value on my current mortgage is €220,000 which I am paying on my own.
 
Well you have no choice about TRS on the former PPR once rented - you must stop claiming it otherwise you will be defrauding Revenue although you can offset all mortgage interest against rental income when doing your rental income tax return. You may as well claim relief on the new joint PPR I suppose?
 
As you are not a first time buyer you or your gf will not be able to claim TRS as a first time buyer
 
While the original poster has already used up his 7 year "FTB" preferential relief period if the girlfriend has not done this then surely she can claim "FTB" relief for 7 years and he can just claim "non FTB" relief?
