Transfer of title after probate

On the death of my Father the family property passed to my Mother, as confirmed by probate. I am now buying the property from her. The title deeds are in my Fathers name. Does the transfer of title have to first be put into my Mothers name before she can transfer it to me or can they be transferred directly to me seeing the probate establishes her rightful ownership?
 
You need to talk to your own solicitor. You don't have a clear grasp of the issues.
There are a couple of variations on the theme.

The property still vests in your fathers estate. His executor can dispose of it to you. If that is one and the same as your mother, no issue. If the executor is not the same person and has died, you'll need another Grant of Probate to your Fathers estate.

Thanks for your reply. As it happens, my Mother was the executor and the sole beneficiary. I thought that the executor’s job came to an end with grant of probate. And that the grant of probate confirmed the legality of the new owner.
