Traffic around sandyford industrial area?

I am currently looking at a house near the luas at sandyford.Can anyone tell me how bad is the area in the morning from 8-9 am to get into town by car and to get onto the m50,Is there anything else i need to know about the general area?thanks

Why would you want to drive into town in the morning when you will be right beside the Luas?? Twenty minutes on the Luas vs an hour in the car...
 
Thanks for all the replies.I thought it would be very very heavy.
Just in reply to the above question,I would need to take the car into work 2 or 3 days a week to get to clinics from work place.Public transport does not seem feasible if you are in based in the same place for the whole day.
The luas is great to get the kids to school,in town.Thanks again for the views.Much appreciated.The hunt continues!
