Trading up - any capital gains liability?

My partner & I are hoping to sell our 3 bed & buy a new 4 bed.
Our house is 4 years old & the value of property has appreciated by €100k.

When we sell our house, will we be liable for CGT ?
We hadn't factored on paying any tax on sale of our house.

1. Have you ever rented out the property, other than under the Rent a Room Scheme?
2. Have you occupied the house as your main residence for the last 4 years, excluding the past 12 months?

If the answer to (1) is 'No' and the answer to (2) is 'Yes', then you will have NO tax on sale of your property.
