Tracker mortgage - valuation

I have decided to change my mortgage to a tracker and have been told by AIB to just send in a written valuation by an Estate Agent. They said it can be a "drive by" valuation ie the person does not need to inspect the property, just give them a rough estimate. This is needed to estimate the Loan to Valuation ratio which if below 50% will mean I get a better interest rate. I expect the LTV to be around 30-35%.

I have contacted a few estate agents and they have put me in touch with valuers who will do it but will charge me around €200!

Anyone know of a cheaper way to get this valuation done
 

The drive by valuation should only cost around €60. The valuer has to be on the banks panel. What I have found more so with valuers outside of Dublin is that they don't seem to understand what a drive by valuation is.

It sounds to me like the valuer quoting 200 may be trying to take advantage. A full valuation is usually 127 inclusive of VAT. The most I have been charged by a valuer is 150 this was down to mileage. Is the valuer from the locality
 
Yes the Valuer is from a local Estate Agent - She may be a specialist Valuer but I am not sure. She is also listed as a sales person for some of their listed properties.

Thanks for this. I contacted them and they will do a full valuation for €130 (as a matter of interest they will not do drive by valuation in current market conditions)
