Top up mortgage

I am trying to top motgage with Bank of scotland.Do i have to go through solicitor that may end up paying fees. I am doing this first time, don't have a clue. Please post your answer.
 
If topping up with existing provider there should be no need for solicitors as your bank already holds all title documents etc.

The main factors here will be your loan to value and your ability to repay.

Ask them, see what they say.
 
I would think it would depend on whether or not the original registration of your title deeds is complete or still pending in the Land Registry/Reg. of Deeds.

I would imagine the only person who can answer your question in total confidence is your lender, although others may know if Bank of Scotland cover solicitor fees for top ups.
 
I also think you need a solicitor with the bank of scotland.

It would probably be a good opportunity to look at all the banks to see what the best rates are out there - as you are going to be paying solicitor's fees anyway.

Some banks will even pay the solicitor fees if you move to them.
