too early to put house on market?

are houses moving at all,we have been thinking bout selling our house and building 1 for a while,we live about twenty min from sligo town and have obviously noticed the slow down,our question is is it pointless at the moment putting a house on the market?

Depends on the price...
One house where i live was put onto the market for approx 20% less than other houses that are for sale. It sold within weeks.
 
i guess if u price below other houses in the same area you will sell quicker than them,does any 1one think the market will improve later in the year when the banks are sorted out if ever sorted

We put our house on market in March 07 a bit like your situation to build another house. We said we'd give it a year and we did - dropped E100,000. You will get lots of advice from people on the forum but if your house is in an estate - you can judge what price to go for but other than that every house, location are different. With us it wasn't worth while going to build in the end as we were given over inflated prices by 4 different auctioneers that were not achievable. Lots of people came and loved the house, gardens etc but were not able to back up bids etc. It was a stressful time but it wasn't to be for us and I am glad now. If you keep your price competitive but don't forget building is only the start of your house, you have to finish it and landscape in time. Best of luck - I do hope it works out.

Don't forget that it is becoming cheaper and cheaper to upgrade. So, even if you have to drop the selling price, the buying price will also have dropped.
 
If you price is realistic there is no reason why you cannot sell. Give youself a bottom price and put it on the market for say 6 months to a year and if it doesn't sell at your bottom price then don't sell, always have an opt out plan.
