hi

just about to sign contracts and it seems that the vendor is not legal owner of house - house is about 8 months old and is registered to the builders. is this common that it would take this long for vendor to get the house registered in their name

I've seen a few cases here on AAM where people discovered years later that their deeds were never registered in their name for some reason - possible due to the solicitor or Land Registry/Regstry of Deeds screwing up... Not sure how common it is though.

The vendor may have delayed the registeration in order to avoid paying the stamp duty or may not have closed yet and is flipping the contract.
