Title Deeds to Bulgarian Property

Hi everyne,
Just wondering has anyone had problems getting the title deeds for an apartment in Bulgaria. We have our final installment paid since March last year. Still no signs of keys or deeds. Any ideas? The company says that they are waiting for a meeting with the Notorary or something. Any information would be great.
 
Hi Mags14,

It sounds like a very long delay even for Bulgaria. You will not get keys until the apartment has been signed over to you, this is done at the notary, there may be a problem with act 16 or something else holding up the signing over process. As your company are still in contact with you maybe ask them to let you know what the problem is and to update you after their meeting. I am in Bulgaria so if there is anything I can do to help here just ask.

Thanks for the reply. They said yesterday that they are trying to arrange a meeting with the notary but they have been saying that for months now. She said that it takes a while to get an appointment. Is this likely??
 
I'd make some enquiries into the company and developer you bought through. Just put a search into this forum or one of the many others. You maybe horribly surprised by the number of companies facing difficulties.

Hi, well we made our final payment on an apartment Bansko in May 08 and we are still waiting for our deeds! Platinum are just not communicating about it. Everything has been fulfilled our end. I have emailed Aaron Tracey, Joe Sullivan and just about every employee at Platinum with no luck. Very bad practice indeed!
 
have you been asked to pay maintenance fees as well ?. We are in the same situation no title deeds but asked to pay maintenance fees.
 
Perhaps a letter from a solicitor might galvanize them into action...

Hi, I hope you dont mind me jumping in on this thread, but its a similar situation.
My parents are also having a problem of getting the deeds for an apartment in bansko. From a soliciters letter and research over there (they even met the local mayor) they have found out that the local council will not hand over the deeds, until the developer has paid contributions. I doubt at this stage the developer will pay contributions as he has recieved all of his money and is not contactable. Could anybody suggest a next step? all information would be appriciated.
 
Did the solicitor advice you to go to court to get your money back?
 
No, my Dad has a fear of legal fees exceeding the value of the property if they are unsuccsesfull. We are in the process of getting names of other owners in the complex and forming a committee and will possibly take this route if they have numbers. We are finding this difficult as nobody will release names, Could anybody suggest a way on how to contact the owners? All advise is appriciated.
 
Title Deeds

We are in the process of getting our title deeds from the developer, has the developer obtained act 16 (this means the building is habitable),if not then I don't think the deeds can be issued until this has been granted. Your solicitor should advise you on this,we bought an apartment and the estate agent we went through shut up shop and never told us, they had also provided us with a solicitor who we never heard from,we now have choosen another solicitor who is so far been excellant, the fees for the new solicitor are higher,however I think at the paperwork stage its vital to pay a little more for peace of mind. Does the developer not have a website - thats how we are keeping track on progress.
