Timescales loan applications query & definition gross salary

I have left it late applying for a loan. What are the stages/approximate timescales from submitting loan application to getting a loan offer and drawing down the loan? What is the most common cause of delays?

I was going to go to an independent financial advisor to arrange the loan so I could be sure I am getting the best deal. Where could I go to get a list/recommendation for Dublin 2 area?

I have been told that I could be eligible for a loan of 4.5 times gross salary-is this before or after pension contributions?
 
I'm assuming that the loan is a secured loan to purchase a property, a.k.a. a mortgage?

If you're in a hurry, apply for the life assurance and the mortgage at the same time. Keep your solicitor appraised at all times of your progress. Get a list of required items from your broker and make sure to provide everything on the list without omission. Start to finish can take under a month if all goes well.

Lenders who use multiples of salary take your salary before your personal contributions to a pension scheme. But only some lenders use this method. Others use different formulae based on your take-home pay.
