can anyone help with remaining prices after buying timber frame home, as in, rest of build costs. eg. 1800 sq ft. frame costs 46000 erected. any rough estimates would be a great help.
 
Depending on what your 46000 buys you (i.e. are windows, doors, roof etc included?). To finish it out, you would be looking at elemental building costs for:

External cladding - brick / blockwork / external rendering, including wall ties and wall insulation, all DPC's, vents. Bearing in mind you will have to factor scaffolding / general attendences into this. This will have to be priced separately.

Windows - supply & fit, including cavity closers, DPC's, cills & fitting.

Roof - felt / sarking, and roof cladding (slates, tiles), including flashings (e.g. around chimney)

Internal partitions - metal / timer stud, insulation, grounds (for hanging units), plasterboard, tape & jointed / skimmed, skirting, doors. Any specifica carpentry items such as stairs, kitchens, etc could be priced separately.

Depending on what system you go for, costs for:

Electrical - 1st fix (wiring), 2nd fix (sockets, fuseboard, outlets, light fittings), wiring up for alarm, miscellaneous items (wall mounted heaters, for example)

Plumbing - 1st fix (radiator pipework, sanitary 1st fix, rainwater, foul and surface pipework), 2nd fix (water tank, WC / sinks / showers), toe in to mains (foul / surface water), installation of manholes / AJ's, kitchen (hot / cold water taps, dish washer, washing machine), connection to boiler

Each of these cpuld more than likely be priced together, you will need to define what you need and either get one buidler price for the whole lot or get quotes separately.
