thinking of switching - best deals

im currently with iib on tracker rate , the current value of de property is 250,000 . remaining balance on mortgage is 198,000 over 33 more yrs repayments are 1015 per month currently, Im just wondering if anyone has any information on a better switch where i can make savings i dont really have any spare cash so legally fees that are paid wud be great.......

Hi sarryan1,

At the moment alot of lenders are increasing their rates, and especially their tracker rates, so your interest rate of 4.95% (est) is not a bad rate at the present time.

AIB offer an excellent tracker of 4.75% (ECB + .75%) for loans with Loan to Value ratios of 50% to 80%.

In regards to legal fees being paid for, alot of the lenders have stopped this practice. My advice in regards to the cheapest fees for a remortgage would be to look at title insurance firms such as First American or Irish Title, who will take care of legal requirments for remortgage cases for c - €1,000.

First American are a nightmare to deal with. If you have a good family solc, use them. First American have upped their fees in the past few weeks also. J
 
You'll save 25 a month by switching to AIB - but the cost of legal fees will mean it will take up to 4 years before you start to make any real savings.
