Thinking of buying in Cork

Hi there,
I'm moving to Cork in the next month or two with work and I'm thinking of buying a place down there. I can release about €50K in equity in my PPR and I'm thinking of buying something for €250 to €300K. I am aware that I may have to pay a stamp duty clawback on my PPR as I will rent it out and I only own it for 2 years.
Can anyone recommend a good location in Cork. I like the Douglas area and Carrigaline is okay but a bity far out. I would prefer the Douglas area as I know people in the area. What are Grange, Donnybrook, Frankfield and Rochestown like?
 

where abouts are you going to be working ?
 
I will be working in Wilton but I would rather live around the Douglas area.
 
If you will be working in Wilton, consider Bishopstown. Nice area, and you don't have to battle the traffic. Douglas traffic (and Donnybrook, Grange, Rochestown) can be murder in the mornings.

Rochestown is nice, but expensive. Donnybrook and Grange are OK. Not much to choose from - it's a sea of suburbia

It would be worth telling up what kind of location you are looking for, how important proximity to the city and schools is, etc.
 
Ok, all the big new developments are taking place in and around the Douglas area. that really includes Mount Oval and the new O brien/o flynn development by Broaddale. B-Town/Wilton is nice, but its extremely expensive because rental value tend to hold there more than anywhere in the city as it is near UCC, CIt and the hospital. But the only new estates in these areas tend to be small aned exclusive, except the Guganne Dara(Spelling??) and Eagle Valley ones off Sarsfields road.

However, you do have the big problem in Douglas/Rochestown of the Kinsale roundabout(they started the prelim work for the flyover last week, but going to take 21 bloody months, and that will just move the jam to the Tunnel on one end, and Sarsfeilds on the other end).

I think too if your money is tight you will want to avoid stamp duty which means you are looking at a new house. And if you want a new one the only place really would be a house in mount oval, but for less than 300k I think you'd only get a 2 or 3 bed mid terrace.

I'm from Wilton, now live in Rochestown. Really, they are quite similar, they are both just off the South Link, both have schools, shopping etc. Douglas does have more as it is literally Douglas Village. b-Town/Wilton as such has no village type centre. Longer term if settling in Cork, Wilton/b-Town are handier casue you can tell your kids to feck off and walk to either UCC/CIT. In Douglas, its easier for them to moan at you for a lift!

Pity you were not a couple of weeks earlier, you could have bought my house.

with €300,000 you will be struggling. Try Midleton, or Carigtowhill, there is lots of new houses going up, they are going to put a commuter train to to these place it will save traffic problems on a morning. houses are getting expensive in West Cork but you could try Bandon but once again, big traffic problems on a morning.
 
Thanks for the info. I don't have any kids and it will be a long time before I worry about sending them to UCC. I'm in my late twenties and I am moving to Cork for around 3 years. My plan is to buy an apartment or 3 bed semi in a reasonable area so that there is a good resale and a good possibility of renting a room or two.
I have seen a few houses advertised in places like Bromley and Alden. What are these estates like? I also see some nice looking properties in Carrigaline. What's the deal with Carrigaline? It seems expensive for a place so far from the city.
 
i would think about looking around turners cross, barrack street area you can pick up some nice houses there for less than 300, this area has lots of nice pubs and is close to town. also this area will be easy to rent out a room.

Carrigiline is alright, i wouldn't say its great. Some parts are good, some parts rough. Big problem is feck all facilities......in the last census it had the highest rate in ireland of people driving to work...so draw your own conclusions from that...
i'd concur with Turners X...great area to live for a single person. Again now, one or two parts of Turners X. esp bordering on some parts of ballyphehane can be roughish, but in the right area for a single in the late twenties its super. You can walk to town and wobble home. You also have a nice short drive to Wilton.
 
I've lived in Turners X for the past two years. I would definitely recommend it short term. It is as close to the city centre as you can get while still having a "village" feel.

Garrane Darra in Wilton are nice new apts and houses.

Ballinlough is a nice area too.
 
Properties have skyrocketed in Rochestown, Douglas, Donnybrook, Grange and Frankfield over the summer. Since April, the FTB threshold has really kicked in, and most starter homes are beginning at 317,500. 2-bed townhouses in Mount Oval Village in Rochestown, for example, are guiding 275-300K depending on whether they're terraced or end of terrace. The two estates you mention, Bromley and Alden, are outside your 250-300K budget, unfortunately - Alden properties are currently guiding around 340K, while Bromley houses (depending on the number of bedrooms) will certainly go for a minimum of 320K.

If you really want to be near Douglas, why not have a look at Pembroke Woods? It's a large development on the Douglas side of Passage, and while demand for property is very high there, prices are still affordable (around 270-280K for a 3-bed, with 4-beds around 330K). Granted, the 3-beds are fairly small, and there's little wardrobe storage room, but most new builds are like that, to be honest.
