My question is how is the best way to approach the market to buy a house?

I've been keeping an eye on the various websites and been driving around the areas that I'm looking to buy but without any luck.

What else should I be doing? What is the best way to approach the esates agents?

I think one of the most important things when dealing with an estate agent is to never tell them what price range you are looking at, which is usually their first question. That way they know your upper limit and phantom bidding starts. Just ask them to show you everything from the bottom up.
