terminating agreement early- can we get deposit back?

Hi, myself and my boyfriend moved into rental accomadation 3 mths ago. We signed a fixed term tenancy agreement for a year. However, we wish to move out before the agreement is up. We are flexible on when we will move but was wondering where we stand in regards to getting our deposit back?
We are willing to stay until new tenants are moving in as we dont want the landlord to loose out on rent. Are we entitled to get our deposit back in this situation? it doesn't say anything in our contract about this.

6. Can the tenant leave before the end of the lease?
If a tenant wants to leave before the end of the lease (and there is no break clause), the tenant needs to:
  • Find someone else to replace the existing tenant in the lease;
  • Write to the landlord, requesting permission to assign the lease to this new person.
If the landlord refuses consent, the tenant can give the landlord notice of termination and leave. The notice period is calculated by how long the tenant has lived there.

Whether the landlord agrees to the assigning of the lease or not, and assuming you give him enough notice, you are entitled to your deposit back (less any deductions for repairs/rent arrears). This is all in the relevant legislation.
