We have just gone out to tender on a relatively straight forward single storey flat roof extension of about 45 sq m in DLR area of Dublin. Comprising small shower room/WC, utility and kitchen/dining area. In addition there is a small amount of internal works to existing (but mainly cosmetic). The plans are professionally done and the work is to be fully compliant with BCAR etc.
Tender prices (net of VAT) have come back minimum €2,300 per sq m which is way ahead of where we were expecting - this is where we expected gross tender plus kitchen to be, so probably 25-30% higher than expected.
No secret that builders are getting busier thus costs on the rise but has anyone else had similar experiences recently?
