tenants/landlord replace dishwasher

The dishwasher in a house I have let has recently broken. It was a nearly new machine when tenants moved in 9mths ago.
Who should pay for replacement?

As the landlord owns the machine the landlord replaces or has it repaired unless your lease states anything different.
