Tenant letting out a room

Im a sole tenant in a rented house. I have someone coming to view the room I want to rent out on Monday. I understand this is under a " licensee agreement" and that their agreement is with me not the landlord. Is there anything I should know, legally, in advance? or any general advice?

I have permission from the landlord to rent out the room. Do I have to provide the new person with any paperwork ? Do I have to inform the revenue about the money Ill receive, its only half the rent Im not making any money on it. What would happen if I didnt like them after a month?

Ive found a person to rent the room. Their looking for a rental agreement, does anyone know if i have to provide one as Im the sole leasee and im sub renting to this person. I was going to put something in writing about notice to leave, rent etc but thier looking for something more concrete.

Ive checked out the PRTB but theres no information regarding this
