Tenant leaving shortfall in rent - what to do?

Tenant signed lease in August for second year in house, no probs at all last year. Agreed to increased rent of E50 euros a month. This extra E50, over and above the E800 of last year, (its a lovely brand new perfect 4 bed house in a large midland town on good estate) has NOT been paid in either August or Sept. He has been contacted --said he instructed his bank, was contacted again last week 3 weeks after first time, and says he will go right in to his bank again to tell them. What option is left to me if he does not pay, any ideas please? Thanks in advance.
 
you left it very late to start chasing them up for late rent. Hit them with an eviction notice asap if the back rent has not been paid yesterday.

Is it a social welfre tenant?
 
Collect whats overdue in cash and let him sort it out with the bank for future payments. It could well be that either he didnt get round to sorting it out or the bank didnt process it.

Rent not late, just underpaid - would be difficult to square an eviction notice with the PRTB if it was a genuine mistake.

It is not a social welfare tenant and he was called upon and asked for it in cash or cheque--then asked what arrangements he has made to pay the shortfall, for hte past two months. He assured us it was his bank 's mistake. I dont believe him any more and wonder what option is left to us--800 is being paid same as all last year--his first year. The E50 extra per month he signed up to for the next year is left out. What would ye do???
 
I'd give him the benefit of the doubt if he's been a good tenant up to this point. Did he pay you the cash? This happened to us twice. Both times the tenant was with BOI. A letting agent told us that BOI is notorious for not putting through/updating standing orders.
 
I agree with Liteweight. Same happened to me and it sorted itself out. I always correspond in writing. If a good tennant and it gets sorted in next payment, I would ignore shortfall for last two mths. It costs more to have an empty house for a month or two while getting new tennants.

Good tennants are hard to find so mind them while you have them!
 
If it was a good tenant with no previous problems, for the sake of a couple of months to sort out 100 euro shortfall, you could be looking at loosing 800 euros if you have to wait to rent it out again.
