Hi- just a query on house insurance.
My sister has her house rented out for at least the last year to one tenant.
Now since the beginning of Sept ,her tenant has started to run a business from this house.
Should she change/alter her house insurance or does the tenant have to take out independent insurance?

Thanks

is there a lease and does the lease not prevent this without owners consent?

If owner/landlord has consented, then she shoudl notify her insurers. tenant should also have his/her own insurance and it should clearly indemnify the landlord as well.

As Ravima said if your sister is okay with this definitely need to be indemnified by a business insurance policy taken out by the tenant and notify her insurers of the change in occupancy, private letting vs. commercial letting.

There may also be planning permission and commercial rates issues depending on the nature of the business being run from the premises.
