Tenancies Board Query

Hi , have friend with hubby and 3 kids living in rented accomodation, 4 bed semi, she is getting worried about the standard of the house she is living in. She contacted the Tenancies Board in January 2005 to see if the house was registered , seemingly it was not and was requested to 'Leave it for a Couple of Months as the Requirement to register was only after coming in'.

So she left it for a couple of months , June, and contacted the Board again , house still not registered. Friend asked if she could do something to force the Landlord to Register without letting the landlord know it was her that 'Sqelt' on him. , Tenancies Board Replied ' Contact the Landlord and ask them to Register ...', Things are getting worse in the house and she does not know what to do.

Could anyone suggest someway of forcing the Landlord to register without letting him know it was her as she does not want to be kicked out of house as its very handy for school and stuff.
 
Hi Jumper - Sounds like a difficult situation. I'd guess that even if the Tenancies board forced the issue and maintained complete confidentiality, the landlord would simply guess that it was your friend who had initiated the process.

Can you confirm what exactly she is trying to achieve by forcing the landlord to register?

How long have they been living there?
Are they not the one "trashing" the place?

simple few questions to ask/answer to set the context....

Hi , First of all thanks for replies.

As far as i can see my friend is not 'Thrashing' the place , basic ware and tare such as dampness creeping in , windows need to be painted , gutters are getting loose , curtains need to be replaced. Friend think it is the responscability of the Land Lord/Lady.

Friend has been living in House 3 Years. Orignally Landlord/Landy was average, but now it seems greed is setting in and not much is being done to house . Landlord/Lady has not complained that friend is 'Trashing' house , but 'next time i am in the area ...' sort of thing.

Do you not think its a bit shocking that the Tenancies board are not jumping on this, a bit like reporting tax evasion and the revenue saying 'well actually can you ask the person to register their off shore accounts and i am sure they will be your friend for life ...' .

I suppose my friend is running the risk of being kicked out but they may have to leave down the line as the house id getting worse all the time.

Why do curtains need to be replace after 3 years?
* if they are dusty/dirty, that the tenants to clean/dry clean..
* if they are out of fashion, that for the tenants to change them if they wish
* or is it as a result of dampness?

What's about sending a registered letter to landlord/landy listing all the "must-be-fixed" items, and stating that if nothing is done about it, they will stop paying the rent?

Is it the rent is very cheap, so maintenance is neglected?

The rental market is getting competitive, and tenants now expect high standards compare to years ago (which is fair enough), so may be easier to move somewhere else....and leave this landlord with run down property that he will have difficulties renting anyway if it is that bad...
