I have a two storey house, built 15 years, external chimneys, hip roof, chimney extend roughly 9 blocks on flat from from plate up.

Scenario is one chimney became 'dislodged' a little. Two men could probably have pushed it down.

Chimney now knocked to below wall plate level. It turns out that the crack/fault occured at the point where the block on edge ended and the block on flat (from wall plate) began.

The whole issue could be a combination of things:


  • Very heavy/elaborate chimney cap
  • Heavy chimney pot
  • Very thin layer of plaster with little evidence of scudding prior to plastering.
  • Blocks/lime & sand mix within knocked chimney were very wet
  • Also the recent storms seem to have added to the chimney's woes.
The advice I have seems to be to rebuild as before, create a smaller/lighter cap and seal as best as possible and hope that it won't happen again.

Has anybody got a suggestion of how it could be done differently?
Is it possible to rebuild differently? etc.

Engineer seems not to have too many ideas only rebuild as before and ensure the chimney is water tight.

I'd like to have not do this again too soon (also the other chimney will have to be done within the next 5 years) - 'tis too costly a fix to have to keep revisiting it every number of years.
