Switching mortgage for self build on corner site

Hi all, im looking for some advice, soon i will be building a house onto the side of my end of terrace 3bed in Dublin. my current mortgage is with ptsb on a variable interest rate. the house is worth about 300k and ive 170k left on the mortgage. i need 80k to build the new house on the corner site and will be stumping up 20k myself. would the nib tracker be the way to go ?

NIB will only offer the LTV Tracker on your PPR, you should qualify for the 4.6% on your €170K, don’t know what they offer on self build.

Unless you had approval by last Friday, they no longer offer the free legal or contribution.
