switching from start mortgages

my partner and i have been with start mortgages for 24 months with no problems. the reason we are with start is due tp my partners previous credit history which has been resolved. we have no other loans but am worried sick that we wont be able to switch. aib said they wouldnt touch us and ptsb didnt sound optimistic. please help.
 
there is 274000 left on the mortgage and house probably worth 320000 now.
 
Your loan to value is over 85% and probably rising so you will be restricted to AIB, PTSB, BOI and maybe EBS. All you can do is contact EBS and BOI and see what they say. It in becoming increasingly difficult to get a prime lender to take a sub prime loan onto its books though.

our broker recommended haven. do u know anything about them?
 
Yep, they are the broker arm of EBS.

As far as I know you need to be with your sub prime lender for 3 years and your loan to value has to be less than 70% in order for Haven to facilitate the switch.
