Switching EA and doing DIY

If one gets an Estate Agent to sell a house and pays the advert fees, but decides then to do a diy option instead because price wanted and agreed with EA not reached, can I then stick up my own sign etc,

have no idea but hoping someone will be able to answer this question as i am in a similar situation.have not paid for advertising or outlay yet though. Price of my house is falling and she wants to do more advertising dose not make any sense got to love EA

Don't underestimate the power of advertising. It tends to be more useful in a difficult market.

Did you sign a contract with the EA? What does it say?

Once you have it for sale, and it sells, it appears the EA will be entitled to their fee, no matter how the sale is effected. See legal opinion in this recent thread.

I would have thought 'no foal, no fee' myself, but I was wrong.
