Surveyors Report Small Issues Highlighted

I'm looking for some advice on how to handle the next steps following a surveyors report.
I commissioned this on a property we are looking at purchasing.

Basically there is no planning or structural queries but some smaller issues have been highlighted. Surveyor has highlighted these issues and I guess it's up us to decide what to do next.

The issues relate mainly to the heating system not operating correctly and some other small issues. While this may be normal in a house sale the fact the house is relatively newly built means we expected everything to be 100% - part of the reason for buying.

Is it normal to adjust the purchase price for these items or is it a case of take it or leave it?

for info - there was bidding on the house before we agreed the sale.

I guess we just don't know what to do next?
 
Did your surveyor give you any idea of the cost of rectifying the issues arising from the survey ? Are you prepared to spend time, effort and money sorting these issues out? Does the house tick all your requirement boxes otherwise ?? I'd say it's unlikely that you will get any change out of the vendor on this, especially if the repair issues are minor ?
