We found a house, that we want to buy and we have a survey done (yesterday). It shows only one big problem - replace broken mane roof ridge tile and few small things. But i am first time buyer and i don't know what to do next. i am not a builder and i don't know how much it can cost. i am confused, i need help.
Get a quote for how much this would cost (or an opinion on how serious a problem this might be... the advice might be to walk away [I'm not a builder and have no idea what that problem actually is/means]) and take the additional cost into account when deciding/thinking about an offer on the property.
You can use the survey results as a bartering tool in the negotiations.
You could also request the owner to repair the problem in advance of a sale, but that all depends on the seller and if they are agreeable to the suggestion (I doubt they would, but in the current market you never know).
Small things on the roof an cost alot as much of the cost relates to the erection of scaffolding. recently got a quote for €2700 for doing a minorish repair to the flashing around my chimney.
The there is the question if there damage to the ridge tile actually allowed any water in and if so , did that water do any damage....usually visible to the naked eye...but would require you to look in the attic..as your surveyor must have done and commented on whether there was anywater damage or not. If not I would guessitmate that the rile tile repair would cost in the region of €3000 for negotiation purposes.
