Sun appartment - ground floor or upper level

Hi guys,

Im thinking of buying an appartment in the Cannaries and Im wondering if a ground floor or first floor would be preferable. The development is of appartments which are two levels maximum.

I was wondering if one would have greater resale value than the other e.g. are upper level seen as preferable because of the security concerns with ground floor etc or is this even relevant?

Also is north facing or south facing relevant in a place like the canaries?

If anyone has sold a sun appartment before and has any other tips on issues that affect resale value then they would be much appreciated.

Cheers,
ruairi

In general (In Ireland anyway), the cost of an apartment (from new) rises with each floor. When we bought a new apartment 2 years ago, the 1st floor apartments were €10k more than the ground floor apartments, the second floor was €10k more expensive than the 1st floor etc.

First floor is usually viewed as better as you say for security etc. But some people prefer ground floor if it comes with a small garden as this can be great for kids.
West facing is often prefered for balconies etc (if views are all the same) for evening sun, as this is the most likely time people will use there balconies.

rurarikill,

Have you been to the Island that the apartment is on? Have you been to the location of the property? At what stage is the development at?
