Subsidence and FBD

A friend of mine found out today that they have subsidence. They was told that there is leaking water and the house will need to be underpinned. They were just about to do up the house so they am glad that we found it now rather than latter.

So they have the house 4.5 years and are with FBD. I heard that there is an issue if you have the house under 5 years. It was a 2nd hand house when they bought it. They are worried about ringing the insurance company for them to tell then that its not covered. Does anyone know how this works ?

Leaking pipes are causing subsidence. Can me the difference on how both of the senario' would result in insurance wise please.
 
some policies exclude subsidence, but cover leaking pipes. there is also a much higher excess on subsidence claims.

It is quite possible that your friend's house does nto cover subsidence.

It would be an idea to talk with an assessor or engineer.
