Studio Apt 300k - what to offer?

Hi There,

I am interested in making an offer for a studio apartment in dublin 2 - (no parking) - Asking price is 300k.

Any thoughts on what to offer or if even it is a good buy at all?

Never done this before so is it the norm to just offer the asking price?

Can you advise what area it is in? have you checked the prices for similar ones in the area.Might be good if you work in town and dont have a car.I presume it is in maybe a Georgian Building.The only thing i would say is that a studio is all in one so no separate bedroom.Do you have your own toilet.Becuase the market is bad i would make an offer of €245,000.

thanks snowball. it's in between merrion sq & the canal. own toilet yes. not in a georgian building but purpose built studio in a block of apts consisting of one average sized room with a small balcolny. i was thinking of going in at 260 - as the fact there is no parking is an issue & 300 seems excessive esp given market conditions. i would have to rent a space.
 
If you cant offer some advice then why post?
Pointing out that people can't offer a meaningful answer to the question ("is it a good buy at all") given the limited information is advice. Given the limited information, it's probably the best advice which can be given.

As previous posters have said, look at similiar properties in the area. Don't buy into asking prices too much giving the current market, but making a few calls to see current offers on similiar properties might gain some additional info for you.

As for what to offer.... how much is the apartment worth to you? Given it's location, pros and cons etc. and comparing it to other properties you may be interested in, how much would you be willing to pay for it? Whatever your answer is, come in (well) below this and negotiate to try and get the best price you can. If it goes above your target cost, walk away.
 
offer no less than they'll accept and no more than you want to pay.

If someone wants a decent answer they may as well put up the link to daft or myhome.ie but they'll get a lot of different answers still.

I really wonder what people would suggest if the asking price was arbitrarily set at €350k rather than €300k.

here are some worth looking at

1 Bed Apt Bolton SQ asking€245,000
1 Bed Mountjoy SQ - €240,000

in my opinion i would not go for a studio.If you want a friend to stay no where to sleep.i would look at a 1 bed apt thats just my opinion.even in the future if yo wanted to rent it out 1 bed would command better rent.
 
He's obviously after the area and feels a studio in the right area is better than a 1 bed in a less prestigious area.

Maybe I wasn't explicit enough for you but my point was that further more detailed info was required in order for people to comment meaningfully on the original poster's question.

Flame wars about site protocol will get no one anywhere, it's Friday so can we all relax please.

to the original poster, what are you looking to buy what sounds basically like a box with a loo and a balcony in the city centre. Would it not be better to consider what your money would buy further out, even if it meant a bit of a commute.
hard to advise when we don't have the full facts, and accept the south of Dublin is crazy prices, but to give you a comparison, I recently bought a 4 bed semi in Carlow with a 90 ft back garden for less then your studio

well i just posted some info that he could look at.At the end of the day it is his decision to buy in Dublin 1, 2 or 4.Everyone is entitled to post an opinion and as far as i m concerned a studio for €300,000 is not worth it.I would go for a 1 bed even if it is not in Dublin 2.
 
I agree 100% that it is not worth it but that's the market we're in and have been in for years now. And yes, it is just a box with a loo but location is good and it is only me that will be there. I think I will go with an earlier posters advice and offer 245k and see what happens. On reflection I wouldn't go to 300. Maybe 270 max.

As for any unhelpful/unwarranted comments, every site has it's trolls. It's best not to feed them......;)

go for the offer of €245,000 and see how it goes,Decide on a figure that you will not go over.Best of luck hope you get a good deal.You cant go wrong if it is a good area.If it is near work and you go out in town a lot maybe a good move.
