structural survey access problem

Hello all
very interested in a second hand property which needs a certain amount of work done. Got engineer to complete a structural survey to determine the level of work & a ball park cost involved. Engineer reported problems with access to the attic - trapdoor was just too small for him to get into & even if possible it would not provide access to all the roof space. My question is what are my options to have the roof beams etc inspected. Once / if we decide to progress with the purchase is it something that we include as a clause in the contract etc - and get someone to open up the roof space by removing tiles etc, with vendors agreement to complete the survey???
Open to suggestions or similar experience
 
What about a trained cat or dog with a torch and camera on its back?

Or alternatively bring back child labour?

Ah no, seriously though, if trap has to be made bigger for inspection or tiles removed you'll just have to get the owner to do it if they're willing.
