There are 2 currently for sale at the moment (neither of which are same layout as my own) - I wonder which you looked at over weekend? Would be curious to know what kind of money they are making? Are bids going over asking price and if yes by how much?
 
Cheers for the reply...I was looking at the two bed duplex with attic converted. Questions I had were
1) Sound levels - some apartments I was in before had paperthin walls & could hear conversations in the next rooms, are these apartment good quality
2) Trains nearby - good/reliable service?
3) The apartment block in general any problems? Maintenance, anti-social behaviour etc.

Bids excess 335 at the mo on the duplex.

Appreciate ant replies from you guys.
 
Sound - I don't have many party walls so the only issue I have is with the water sounds from above when washing machine etc runs as the pipes run down inside my living room walls (not a problem for you if you're the ones on top).

Trains - it's the main Longford/Maynooth "arrow" line and the rush hour services are good but busy - ie you'll be standing. approx 30 min journey time to Pearse Street.

It appears to be a very quiet place. The managing agents our board of directors have hired are Wyse who are a vast improvement on Norths who the builders had in place initially. As the estate is still relatively young our accounts are just about in the black and we are now hoping to concentrate on building up the all important sinking fund.You will notice the lack of satellite dishes around - they're quite strict on that as lease doesn't allow them.

There are plans for a creche to be build to be shared between Stationcourt and Windmill. It is to go on the space at the edge of the green where the Windmill Marketing Suite was until about 8am on Saturday morning (when 2 huge lorries rolled in and removed the prefabs!).
 
i agree with the above, apts are solid i dont hear much activity from the neighbours but that might be just good luck. I get the train eveyday and its only 5 mins from the platform - very handy.

if u have any problems u call call castlethorn and they will look at it for u. i had a problem with dampness from a leaking balcony but they resolved that within a couple of weeks. I looked at buying one of those 2 bed dulpexs last yr for approx 260k so they have appreciated nicely(why didnt i buy!!). Personally, i think they are the nicest block at they are offset from the other 3 blocks.

the grounds are very well looked after and the mgmt fee is just over 1k( apparently that is reasonable in today's market). No major anti social behaviour, they are a couple of teenagers who hang around during the summer months but they are not troublemakers. The kids in the estate are not old enough to cause trouble yet as there are either couples or young families occupying most of the units.

i am not sure what the ratio of units that are rented to owner occupier. more and more of the units are being rented out as owners upgrade but i have never had any trouble with the people that live there.

Its goin now for excess 360, prices in D15. are gone crazy, week by week they are increasing.

Can I still contact Castlethorn with a building problem (ie the water sounds) if (a) I bought 2nd hand and (B) we've taken over the estate from them.

The view is the block apart from the other ones (where I am) I think Gimit is talking about no6 overlooking the creche site . . . E360 is mad isn't it!! Would you not get a 3 bed semi d with a garden in Mochta's estate for near that?

Mine has a garden with is a real plus - even if it's not the sunniest.

Yes you can, the homebond guarantee is for 10 years on the house so you should be covered. Call castlethorns office and they will log your call and you should be contacted by a foreman who is responsible for issues on completed developments.

Be warned that these guys can talk the talk and will try to get out of doing the job if they can, be persistent and it might work. Of course, that will depend on if they can do anything for you as your problem is water sounds from another apartment.

Are u in the 3 beds? I am and I dont have a problem with water sounds from the above
 
No - am in a ground floor 2 bed in the View. They are topped by 2 bed duplexes.

The 2 bed’s waste water - ie from washing machine, sinks and bathrooms - appears to run down through pipes which are in the walls of my living room (there are 2 boxed of pipe sized areas if you know what I mean in a non-techie terminology fashion). The water rushes down, aided by gravity and sounds quite loud, as though there is no insulation or cushioning within the partitioning and the pipes themselves probably vibrate with the traffic.

So homebond would probably cover it if it's loud enough. I suppose it is worth a try with them as my dad's suggestion is to open up the partition and try to fill it with sand or something . . .
 
yeah thats the duplex at 6 station court, goin for 375+ now! Oh well, might look at the one at portersfield (3bed terrace) round the corner, startin at 380 and better value for that price. Cheers for the comments earlier.
