standard contract for people sharing house?

I am about to rent out a few rooms in the house. Was wondering if there was a standard contract somewhere on the web I can use?

Any other pitfalls/tips on renting would also be useful.

I have a standard copy of a lease agreement for lease of a house - might be of use to you. We had signed it for renting a property for a year a couple of years back. Am sure you could just tailor it. Is very comprehensive.
