Stamped Value More than Mortgage? Is this a valid reason?

Hi,

Joint mortgage holder and I noticed on LR folio a burden with charge (lender is the owner of the charge) for future advances with stamped value greater than initial mortgage. (There has been no top-ups or re-mortgage, etc)

I inquired with the solicitor who did the conveyance and eventually got the response.

"because of the error on the Land Registry title simply because the person charged with stamping the deeds paid an extra €20.00 stamp duty and this caused the cover to be increased to the higher figure. The loan approval itself however is for the lesser amount
"

What does this mean or is it just nonsense and cause for concern?

Essentially your solicitor paid €20 too much stamp duty. Minor error. Has no impact on you. Your mortgage would have secured the amount originally borrowed and all future advances. Did you top up?
