stamp duty query please help

i have bought a house for 259.950 and am about to close the deal as the house is just finished. i got a letter from my solicitor this morning and reckon he has made a mistake regarding the stamp duty cost. He is telling me i have to pay 30k in stamp duty. i thought it was 5% of 259.950 which is just under 13k
can someone tell me if i am right . thank you
 
I would have expected it to be 5% of the €259,950 for an investor too based on the information on . Have you queried the charge with your solicitor and, if so, what did s/he say?

Unless there is partial residential and non residential property involved. Also if it is a new house built by a developer, check with your solicitor if you can deduct the VAT prior to calculating stamp duty.
 
The 30 k mention by your solicitor is the amount of vat on your purchase (pre vat price is approx 229k). Therefore stamp duty is payable on 229k. I am not sure if its payable at 4% or 5% but you should be pushing to pay 4% of 229k. This assumes that it is a new property.
