Stamp Duty - Is garage space included in sq meter size

Hi All,

Looking at plans for a 3 storey 3 bed home. Its a new build due for completion soon.

Total sq meter size is 140 sq.meters

The ground floor is made up of garage space of 20 sq meters.

I am a 2nd time buyer but am hoping that I can avoid stamp duty on this property (property new and under 125 sq meters).

So my question is, for stamp duty purposes, is the size of this home 140 or 120 sq meters?

As far as I know only living space is included in the floor area. Garages and attics that are converted but cannot officially be described as bedrooms due to planning/by law rules would be excluded as far as I know.
 
Ask the builder if a Floor Area Compliance Certificate is being provided. That will put the matter beyond question.

What would the stamp duty be if the entire property exceeds 125sq.m? If its relatively low, is it all academic?
