Stamp Duty Determination

We are looking to buy a property that was a house before and was converted to B&B and now we want to buy it as our home, the estate agent tells us there will be commercial stamp duty due as the building is of "commercial use"

Is this correct?
What determines if its 1% or 7.5% due?
 
I'd certainly check with your solicitor. B&bs are not subject to commercial rates, and I suspect that the stamp duty would be the 1% rate.

It means it could play to your advantage. If you find that the 1% applies, do not inform the estate agent.

A quick call to revenue would also elicit an answer.
