Stairs - 3 yr old house & breaking?

Hi,
Moved into a new house about 3 years ago. Stairs was always a little creaky at the landing turn. Recently it seems to ahve gotten worse. Checke dit out and seems that the board may be broken or damaged. What can I do about this? is the builder responsible? Is it covered by homebond? All help / thoughts / ideas appreciated.
 
Homebond aren't great on this kind of thing, their guarantee extends to the main structural elements of the house generally, foundations, walls, roof floors etc. Firstly you should write to the builder, outlining your problem and ask him to contact you within a certain timeframe. IF you get no joy from them turn to Homebond, they might agree to make a "without prejudice" inspection. In your correspondence be sure to emphasize "how dangerous" it may be and "potential for accident" it might speed up the response time. Failing that you'll have to resort to a solicitor I'm afraid. However if the underside of the stairs is accessible the solution could be straightforward.
 
The board may have had a hairline crack in it prior to being nailed down onto the beams over time it probably has cracked/split and now makes a lovely creaky sound this also happens when a floor board is lifted to provide access to cables or plumbing and the board is not laid back correctly.

Can you lift your carpet to see what condition the board is in?
It may be easily replaced or indeed if it's not in bad shape then a few screws into the beams underneath may provide extra strength and stop the sqeekyness. Be careful not to hit any cables or pipes when doing any work involving floorboards.
