Stage Payment Issue: Not Exemptfrom Stamp Duty

Did anyone else see the article in the Tribune saying there could be serious issue for those of us who have to pay for houses in stage payments as they may not be exempt from stamp duty because there is no clearance cert issued until the house is finished but you are signing for the house with the first payment so hence you are liable for stamp duty....what a joke.
 
Yeah I read this and was shocked - meant to post but other things cropped up in the meantime.

So whats the story? I am paying in stages (like most in the W.of IRL) and will take possession in a couple of months. Does this mean i'm caught?

Like every first time buyer in Ireland, this purchase is a precariously balanced affair - and I thought I had it well researched before getting into it. However, i never came accross this. In fact, i'm almost certain the auctioneers had advertised it as stamp duty exempt.

Would be grateful for any input on this subject.
 
Every single day I log on here and find something else to freak out about.
Surely if you are exempt, you are exempt.
What if some dodo loses his clearance cert (just for example) and it doesn't turn up for 3 or 4 months, he then has to pay stamp duty? Can you not just fob them off until the house is finished. There'll be about 6 months between the first stage payment and completion.
If I'm caught for stamp duty I'm toast.

I'm getting out of here, buying a house is frightening enough without all this scare mongering.

Blame the Sunday Tribune - I thought I had researched the death out of this whole house buying subject - and was hit with a severe dose of dropjaw on Sun morning whilst scanning through the tribune.

Scaremongering or not, i'm sure there are others here who know more about this and could clear this thing up for us? Cos if theres any truth to it and they are demanding it, its time to get active cos no more than most, i dont have money for furniture never mind more freakin tax!
 
I was blaming the sunday tribune!
What did it say then, come on, I'm just about to go for breakfast and could do with a bit of stomach churning hahaha
 
I'll remember not to recycle the paper and bring it in next week and copy as much of the article as ai can before I get fed up typing...
