A friend has a house and land but hasn't been living there for up to ten years. What's the story about squatters' rights regarding the land? For example, if a farner was regularly grazing his cattle on this land, what rights does the farmer have and where does this leave my friend?

this is a complicated area of law on which you should get legal advice from your solicitor.

You need to take action within twelve years of the other party taking possession
